John’s education as a Construction Engineering Technologist, and 10 years as the owner of a construction company which bought, renovated, and sold homes has given him a level of knowledge and confidence that most realtors do not have.

I set up automatic e-mailing through MLXchange which sends me the listings that fit the client's criteria.
I go through the list, talk to the client regarding budget, the type of home they're looking for, features they want, desired location, and come up with a short list for viewing.
We go on a tour, and see as many homes of interest as possible.
If we like one that satisfies both the client's wishes and my goals to get them the best value possible, we write up an offer and submit it.
If it's accepted I work to try to satisfy the conditions, or subjects. This includes reading all documentation, such as minutes, annual general meeting reports of the Strata Council if it's a condo, looking at the strata plan, building envelope study, and any other pertinent material. Then I arrange for a building inspection, mould inspection, a search for an underground oil tank, and consider a possible survey of the lot.
I write a subject removal, or request adequate funds to satisfy flaws if any were found to keep both parties satisfied. When they've been satisfied the subjects are removed.
Then I recommend a mortgage broker, mover, bank, notary, lawyer, and building inspector or trades if needed.
I schedule the Closing Date to fit with everyone's schedule, and included time for the conveyance, and put in an extra day for contingencies.
I attend the possession and check that everything is as it should be. If everything clicks I've done a good job.
I write the listing agreement, agency, fintrac, and submit the data input form to the Multiple Listing Service.
I then get a movie tour and photo tour completed. I then start marketing the home in the real estate weekly, and other appropriate places.
I attend showings, have numerous open houses, and when I receive an offer I present it to my seller.
I negotiate the deal, attend all inspections, and make sure the transfer of complete and organized documents happens in a timely manner. I order and pay for these.
After satisfying or re-negotiating the flaws, I then make sure all subjects are removed.
At this point I may be settling the Seller into the market, or setting up a mover, storage mover, storage locker, or whatever it takes to complete a flawless conclusion on possession day. I show up on this day to make sure all conditions are met, walk through, and hand over the keys.
